One of the biggest concerns any traveler has is their health safety. Both companies are still open, accepting reservations, and have made alterations to their policies during this pandemic time.

The experts have agreed that using these vacation rental options is the safer method of seeing your dream location. Private rentals have less interaction between guests, staff, and local people than hotels do. Plus, you get the comforts of home during your stay.

Just so you know, HomeAway is now part of Vrbo and does not exist as a separate entity anymore. All reservations and searches are sent to the VRBO homepage.

Airbnb during Covid

Due to government restrictions and the possibility that hosts may contrct the disease Airbnb has made many changes to its policy. Those changes seem to be for this pandemic time period only. Here are those changes:

#1. Reservations booked on or before March 14, 2020, for dates between that day and July 31, 2020, can get their money back under the extenuating circumstance policy created by Airbnb. Or you can get travel credit but you may need to provide documentation to receive this benefit.

#2. Reservations made after March 14th are made under the regular cancellation policy and there are several options- flexible, moderate, and strict. Which one you will fall under depends on when you booked your stay and which one you qualify for.

#3. Airbnb has instituted a new cleaning program for all of its hosts. It is called the Enhanced Cleaning Initiative and it includes a 5 step set of guidelines to make sure all homes, apartments, etc. are clean, safe and healthy to rent.

This is not a mandatory program for hosts to follow but they can review the guidelines regardless and follow the plan. If they do participate, their profile gets updated to show that their rentals are practicing Covid safe protocols. You will be able to see this update very easily when you check the hosts out as you consider different places to stay. Remember if its your first time using Airbnb then you can save with our Airbnb coupon codes worth up to $50 on your first time usage of their platform.

Vrbo during Covid

Vrbo has been in business for over 25 years and knows a thing or two about renting vacation homes, apartments, and so on. Home Away seems to still exist in the UK but uses the Vrbo website, etc., to make bookings, other than that the two companies are all under the Expedia Group ownership.

This company has made some changes to its operation due to Covid and those changes are as follows:

#1. New search filters have been added to help their potential guests find rentals that align with their government’s travel and stay restrictions. One of those changes is their ‘staycation’ landing page which encourages travelers to find rentals closer to home.

#2. The company also instituted a new emergency cancellation policy for the period between March 13th and June 30th but has remained in force throughout July. You will have to check to see if it is still operating since this is November. But hosts are not forced to honor the new cancellation policy although they are rewarded if they do.

After March 13th and July 1st, the normal cancellation policy should apply and Vrbo has 5 categories your booking may fall into- relaxed, moderate, firm, strict, and no refund. It is up to you to check to see where your reservation falls.

#3. Vrbo has also instituted a new cleaning policy for its hosts to follow. These guidelines were constructed with the help of government, travel, and medical experts and are fairly extensive.

What this means is that your stay at a Vrbo supported vacation home should not be unsafe or threatening your health. Since Vrbo has millions of available rentals, the policies are not mandatory a sit is impossible to inspect all the available spaces for rent.

Hosts who comply will be given a badge indicating they are following the rules but if those hosts misrepresent their participation or cleanliness, they lose the badge. Vrbo first time user can now save with their coupon codes.

HomeAway during Covid

This used to be a sister company to Vrbo and was also owned by the Expedia Group corporation. As we said earlier, it is no longer in operation as a separate company but has been merged with Vrbo.

If you have seen this brand name in operation in different countries it is only because it was more famous than Vrbo was in those countries. other than that, the two brands are exactly the same and use the same websites, landing pages, and reservation system.

What to do when you want to book a reservation

Whether you book through Airbnb or Vrbo there are still several steps you must take to ensure that you can get away and enjoy your time off from work. here are those steps:

  1. check with your local government- make sure that there are no travel restrictions to the state or country you want to visit
  2. also, look for any self quarantining regulations that must be followed upon your arrival in those vacation locations
  3. go to the Airbnb or Vrbo websites and review their policies- their websites are easy to navigate and you may find the right links under your trips web pages.
  4. if all looks good, search the sites for your next vacation rental
  5. make your reservation and plan for your stay- make sure to check out the cancellation policies before you book your stay

Some final words

Both Airbnb and Vrbo are doing what they can to make your next dream vacation be safe and healthy, even if you have to stay close to home. These two travel options are seen as the better options over staying at a motel or a hotel. They may even be cheaper.

Do your research to see if either company and their new policies work for you.  Despite the pandemic, you can still enjoy a great vacation if you follow the right procedures and regulations. Double-check to make sure the hosts of those locations are doing the same. That way you will have a great time worry-free.

Vrbo vs Booking.com

living room, sofa, couch

Homesharing platforms have gained a lot of momentum in the past few years. They allow people to book short-term stays in the spaces of those who are willing to rent out their properties in exchange for money. Vrbo, purchased by HomeAway and how part of the Expedia Group.  Booking.com is considered an online travel agency that makes it easy for guests to choose accommodation and transportation on the same site. It is important for homeowners who wish to make income from renting out their property to know the key differences and similarities between Vrbo and Booking.com.

A brief background of Vrbo and Booking.com

Founded in the year 1995, Vrbo has a presence in 190 countries and boasts of over 2 million listings. Vrbo is a home-sharing site that allows homeowners to advertise their properties for occupation. Vrbo presents a great opportunity for homeowners because it falls under the HomeAway brand, which allows properties advertised on Vrbo to also be listed on other HomeAway affiliated sites, giving listings further reach.

Booking.com was founded in 1996 in the Netherlands. However, back then, it was known as Bookings.nl. In the year 2000, it merged with Bookings Online and became Booking.com. This site has over 27 million listings in total in over 227 countries globally. It allows people to book various accommodation using a metasearch engine.

The similarities and differences between Vrbo and Booking.com

The main similarity between Vrbo and Booking.com is that they both provide a platform for people to book vacation rentals such as resorts, villas, cabins, apartments and hotels. Other similarities include having a wide global reach and charging guest and owner fees. Differences include how communication with guests occurs, cancellation fees, how owners can claim for damage caused by guests, a difference in user interface and many more.

Global reach

Both Vrbo and Booking.com have a global reach, so they are both great options for property owners looking to rent out their properties for rental income.

The only difference between the two platforms in this regard is that Booking.com is popular in Europe, with 43 languages available for users to read listings in. On the other hand, HomeAway has a broader audience, attracting people from Europe, Brazil, India, and Australia.

Guest and owner fees (service fees)

Vrbo charges owners a fee of $499 annually, or they can opt for a 5% deduction on every booking with a 3% credit card processing fee added. Choosing between the two models depends on how many bookings you get annually. If you get many bookings, paying a once-off of $499 may save more money in the long run. But of course, one wouldn’t know how many bookings they get until they sign up. However, you can always change your owner fee structure to benefit you. On the other hand, guests using Vrbo are charged 10% to 11%.

Booking.com charges owners 15% per booking, in addition to 3% for credit card processing fees. Unlike Vrbo, guests don’t pay any service fees on Booking.com.

Cancelation fees and policies

Vrbo charges guests different cancelation fees based on 5 different types of models. These are: no refund, strict, firm, moderate and relaxed. The relaxed cancelation model allows guests to cancel a booking 14 days before check-in to still be eligible for a full refund. Should they cancel less than 14 days before check-in, the host gets compensated by receiving a portion of the guest’s booking fee.

Booking.com penalizes guests who cancel through a full or partial charge. Some booking cancelations explicitly state that a fine will be charged for guests who cancel, and some rates, fees and special offers are not eligible for cancelation or a refund at all. Despite this, the Cancelations Fees Exceptions Tool on Booking.com allows guests to cancel for free within 24 hours of a booking being made, even if the booking is non-refundable.

Communication with guests

Owners who have listed on Booking.com receive no information about guests until they have made a booking. This makes it easier for accommodations such as hotels to accurately screen and monitor guests.

On Vrbo, guests and owners are limited to email communication until the booking has been made.

Damages caused by guests

Booking.com offers no insurance for owners in the event that guests damage their property. Instead, owners are expected to have their own insurance policy in place, state their house rules clearly, and ask for a damage deposit in the event that property becomes damaged during guests’ stay.

Vrbo also encourages owners to ask for a damage deposit, and they offer an efficient claims process that allows one to easily claim for damages should guests damage the property. Vrbo offers $1 million in liability insurance for owners and property managers.

User interface

Booking.com has a great user interface for both owners and guests. It allows owners to create host and company profiles, set up bulk promotions, edit and adjust house rules for multiple properties simultaneously, view group analytics, as well as view all properties listed using Group Connect. Guests can expect a myriad of properties to choose from, as well as vacation properties, flights and transportation. This is precisely what makes Booking.com an online travel agency.

Vrbo doesn’t offer flights and transportation on its platform, as it purely focuses on the various properties listed. The site’s design is fairly easy to navigate for guests, and there’s less offered in terms of being able to view multiple properties that you manage at once.

Vrbo and Booking.com are both great options for homeowners looking to make rental income. Using the above similarities and differences, owners can equip themselves with the necessary knowledge to ensure that the best possible platform is used to list their properties.

Airbnb vs. CouchSurfing: All you need to know

airbnb-vs-couch-surfing-

In the past few years, the home-sharing industry has grown tremendously, with Airbnb taking a significant portion of the market share. Airbnb was founded in the year 2008 in America and continues to expand to other countries. Before Airbnb’s popularity, many people opted to use CouchSurfing to host guests as well as book travel accommodation. CouchSurfing was founded in 2004, and although there is more competition in the home-sharing market compared to back then, the company boasts of 10 million users in over 200,000 countries around the world. The similarities between Airbnb vs CouchSurfing can result in hosts being confused about what platform is suited for them. Here’s everything you need to know about the similarities and differences: Airbnb vs CouchSurfing.

A brief overview of Airbnb and CouchSurfing

Airbnb was founded in the year 2008. The company was formed to provide a platform where people could easily book short-term rental stays. Airbnb has a presence in approximately 200 countries globally and has hosted 800 million guests since its inception.

CouchSurfing was founded a few years before Airbnb, in the year 2004. The platform was created to provide travelers with spaces they could book for short-term rental stays, to make traveling a holistic experience that includes immersing oneself in the social culture of the host and broader community. CouchSurfing operates in approximately 237 countries and hosts an international community of about 14 million people.

The similarities between Airbnb and CouchSurfing

  • They’re both short-term rental stay platforms

The most visible similarity between Airbnb and CouchSurfing is that they were both created to allow people to book short-term rentals. Hosts can register on either platform (or both) and list their properties for short-term rentals.

  • They provide alternative accommodation to hotels

Booking a stay at a hotel is usually more expensive than booking a short-term rental stay. Both Airbnb and CouchSurfing provide cheaper (with CouchSurfing being free for guests) accommodation options than hotels and therefore provide more options for people to choose from. This means that hosts can expect a variety of guests when listing on Airbnb and Couchsurfing. Hotels are often associated with the ‘serious business type,’ whereas short-term rental stays often attract younger crowds or travelers who are searching for adventure.

  • They provide flexibility

Due to the number of listings on each platform, Airbnb and CouchSurfing provide a broad range of properties for guests to choose from. Guests can book their stay in advance, as well as decide what type of property they’d like to stay in. For example, guests can choose to stay in a villa, an apartment, or a cabin. The flexibility is appealing to young guests and travelers seeking new experiences. As a host, this is an advantage because you aren’t limited to listing one certain type of space, you’re able to host your unique accommodation on either platform with ease.

  • They allow guests to immerse themselves in the culture of a particular place

Both platforms encourage guests to immerse themselves in the culture around them. CouchSurfing guests stay with the host and Airbnb provides Airbnb Experiences for guests to partake in.

  • You need to sign up to become a host

On both Airbnb and CouchSurfing, you must sign up to become a host. Airbnb requires you to sign up to become a host and verify your ID through their verification process. You will then be required to create a detailed listing with a price and set booking guidelines. Lastly, communicating with guests and responding to queries in a timeous manner is important.

On CouchSurfing, you sign up as a host by filling out a detailed profile about your lifestyle and personal values. As a new host, you can learn more about the process from other hosts as well as by attending local events. Your couch status should always be set to ‘yes’ or ‘maybe,’ as this allows you to communicate with potential guests in order to find a good match.

The differences between Airbnb and CouchSurfing

  • Service fees and booking fees

Airbnb charges host service fees. Airbnb charges based on two models: the split fee and host-only fee. The split fee is split between the host and the guest, with the host paying 3% and the guest paying under 14,2% of the subtotal booking fee. The host-only model results in the host paying 14% to 16%.

Couchsurfing doesn’t charge guests or hosts any service fees and booking fees. Using the platform is free, except they’ve introduced a $14,29 annual fee for hosts to cover costs due to COVID-19.

  • CouchSurfing provides a more intimate experience

Prior to confirming a booking on CouchSurfing, hosts are expected to engage with guests to find the best possible fit. The platform also encourages hosts and guests to be transparent about their lifestyles, allowing the guest and host to get to know more about each other.

On the other hand, Airbnb only allows the guest to confirm the booking and answer queries. There is no opportunity to know more about the host’s lifestyle and vice versa with Airbnb. Furthermore, CouchSurfing guests stay with the host, whereas Airbnb hosts often do not, allowing for more privacy.

  • Searching for a homestay is different

Finding a homestay on Airbnb is quite simple. All you have to do is fill in the relevant details, book your desired accommodation, and await confirmation. On CouchSurfing, you have to contact multiple hosts in the city you plan on visiting and wait for a response and confirmation. This may feel more time-consuming than booking on Airbnb.

  • It’s easier to confirm a booking with Airbnb

Once your booking is confirmed on Airbnb, it’s guaranteed, whereas, on Couchsurfing, a confirmed booking isn’t necessarily final. Hosts may decide to cancel and because you aren’t paying for the stay, there’s less of an obligation to follow through with the booking.

Who won between Airbnb vs Couchsurfing?

Although similar in many ways, Airbnb and CouchSurfing have differences which appeals to various types of people. With the information above, you can make an informed decision about which platform to host on or to use for your next stay. Ensure that you’re getting the best deal, use our coupons to obtain a discount on your first stay or for the first guest that you host. Host advisory board created ahead of its IPO

People gathering

As everyone awaits the new IPO Airbnb has announced it is creating a new host advisory board. The members of this board will be taken from the VIP host category and those members will be announced before the end of this year.

In all, there will be 15 members on this board whose membership will be diverse and include women hostesses as well as international hosts. Along with that creation, Airbnb will create a host endowment using roughly 9.2 million shares from the home-sharing platform.

Once the balance of that fund reaches $1 billion or more, the money will be shared by the 4 million host members. This money will be invested upon the advice of the advisory council and will reach into areas like education, financial resources, and other projects that CEO Brian Chesky hopes to keep Airbnb and its hosts fully supported.

He is proud of the hosts who are involved in Airbnb and calls his hosts resilient, very adaptable, and kind. Mr. Chesky is looking to keep hosts and hosting as the center of Airbnb and this endowment, as well as the advisory board, is rewarding them for their service over the years.

The board will meet once a month to discuss how the money will be invested as well as share the updates that come with each meeting. In a separate move, Airbnb will be splitting its shares in order to lower the new stock prices that will hit the NASDAQ very soon.

How to Avoid Cancellations

Cancellations on your property are normal. But if they are frequent, they can affect the ranking of your listing on the various channels that you are listed on. It’s therefore wise that you avoid them as much as possible. Here are some useful tips on how you can do that.

Highlight Your House Rules

When a client doesn’t meet the rules of your house, they can resort to cancelling their booking. To avoid this, ensure that you add house rules in the property description. They allow you to restrict certain holidaymakers from booking your house. For instance, state clearly whether you allow parties, pets, or smoking. Guests should be able to know these rules before booking your property.

Add Custom Rates

Property owners charge differently during peak and off-peak periods. If a client books for a lower price, that you didn’t want to charge, they may cancel their reservation once you update your pricing for that time frame. It’s, therefore, wise to regularly review your rates to ensure that you’re charging the correct amount during that time frame. Add custom rates for special events, busy seasons, or holidays as these are the peak seasons.

If you don’t have the time to monitor events and frequently update your pricing, consider using a Dynamic Pricing Tool. These will check for important dates and events in your local area and adjust your pricing accordingly. All you need to do is connect these tools to your Airbnb or Vrbo listing and it will do the rest, helping you maximise your profits.

Sync Your Calendars

One reason for cancellation is that your property might be unavailable as it’s already booked on a different site or you’ll be using it during the time frame a client wants to book it. In such cases, calendar syncing may be helpful. It helps keep your normal calendar and your calendars on sites like Airbnb, Booking.com or Google, updated. Syncing your calendar prevents double bookings, which ultimately reduces cancellations.

To help manage multiple platforms consider using a channel manager. A channel manager will assist you by listing your property on multiple channels, syncing your calendars and have a central place for your messages.

What If I Can’t Avoid the Cancellations?

Our company offers cancellation waivers for different circumstances. These waivers don’t affect your ranking in the marketplace. Plus, Airbnb & Vrbo review them case-by-case. Some scenarios that may qualify one for a cancellation waiver include:

  • Violation of house rules
  • Natural disasters
  • Unpaid balance from clients
  • Damages on your property

If you do cancel under one of these extenuating circumstances, you are likely to be asked supporting documentation.

Conclusion

Most cancellations can be avoided. Use the above tips to reduce cancellations and help simplify things for both you and your guests. If you do need to cancel call Vrbo or Airbnb and speak to the customer services team. Make your case and if you’re lucky you may not be penalised for the cancellation. Airbnb Pricing Tools (Updated 2020)

Airbnb Finance Tools

Statistics have shown vacation rentals that are operated by managers have more revenue streams and often have a higher occupancy than those managed by the rental owner. Reason? Poor revenue management strategies. Owners were found to price their rentals too high ultimately losing booking and too low, thereby leaving money in the table and ultimately sacrificing their ability to book at the best rate.

Finance sites have emerged to help property owners to help build successful revenue strategies. These sites gather and analyze booking data and other information that may come from the market such as events, seasonality and such and comes up with an ideal price solution. They can also anticipate booking behaviour and thereby allowing rental owner and managers to plan.

WheelHouse Reviewed

Wheelhouse is a data-driven tool that allows short term rentals to price their property listing. With this tool, users do not need to keep updating their listing every time there is a change in demand or supply in the market. The software uses market data, such as the number of booking in a given period, the events on the particular region, and other supply and demand factors and automatically set the right price in a given night. It will raise the price when the demand for Airbnb is high across the market and lower rates when the demand is low.

Demand often vary with days of the week, seasons, local events, such as concerts, conferences or special dates like Haloween, Christmas or the new year. Wheelhouse uses this information and other data like the Airbnb occupancy rate from all channels and OTAs, airline states, and hotel process to determine what the optimal price could be for the rental.

Using such a tool, users have claimed to increase revenue by 10%-40%. The platform always updates its price automatically, so every night price is up-to-date. Users also have a chance to understand how the rental market is performing in real-time and use all these aspects to make strategic decisions. The tool has full integration with Tripadvisor, Airbnb, and many more, therefore, it is easy for the user to price their unit across all platforms in a matter of minutes.

Noiseaware Reviewed

Since the introduction of Airbnb, the number of short term rental has skyrocketed all across the globe and so has the chance of noisy tenants. As a result, agents and owners have become subject to noise fines and restriction for many violations. For this reason, Krauss and Schulz invented Noiseaware, a noise tracking software and a device that distinguished normal noise from guest and true nuisance and alert the rental owners with a text message. The software can customize quiet hours, the noise threshold and can prioritize alert.

The device simply connects with the home WiFi, detects noise levels and the number of wireless devices, and sends the noise data to you, and ultimately alerting you when there is a risky situation on your rental. For instance, whether there is a party taking place or any other unwanted nuisance. The device is easy to set up; users only need to connect it with the property WiFi. When noise threshold is violated, the message is received at an instant and ultimately sending the tenants a heads up, thus resolving the issue immediately.

Lockitron Reviewed

The Lockitron is one of the latest Bluetooth enabled electronic door lock ideal for renter and homeowners. This smart lock notifies you when someone rings or knock on the door. It uses Bluetooth to connect to the web and ultimately allowing you to grant other access to the unit. The Lockitron is compatible with Android and iOs devices and even any Wi-Fi device that uses the internet. Typically, this means you have control of your rental from within the free companion app or website wherever you are on the internet. This means complete peace of mind at all times knowing that your bolt is locked even when you are halfway around the world.

Instead of sliding over an existing door lock, which often causes many mechanical issues, this lock replaces the deadbolt. It, therefore, comes with a latch, a lock cylinder, and a mounting plate. The unit also features brushed nickel and other body styles. You can see even your bolt with your keep but still, keep your old house keys. From Air Beds to Exclusive Villas and Private Islands

Airbnb has been scaling to greater heights as time goes by, just to ensure that the company’s clients receive the best of services. As a customer, you no longer have to put up with the “good old days” when the best you could get was an air mattress on the floor.
The mega-wealthy now have a better chance to use their cash to get them the luxury they crave, with the availability of a luxury rental property. Those who have been opting for luxury hotels can now relax and enjoy their stay in what should be considered as some of the most extravagant homes in the entire world.
Airbnb Luxe is the new rental tier that has made it possible for clients to enjoy the new high-end services. We are talking options ranging from entire islands to medieval castles, archery ranges, dinosaur skulls, mansions decked out with water slides, and more.
Brian Chesky, Airbnb’s chief executive and co-founder says that the motivation behind the introduction of the Luxe tier is their strategy of providing a suitable product for every traveler. As such, they introduced the tier to cater for those seeking luxury.
The tier’s portfolio of 2,000 homes is comprised of ski lodges in New Zealand, Villas in Tuscany, as well as castles in France. These homes were picked from the various properties listed on the high-end vacation rental company that was acquired by Airbnb in 2017.
Chesky reveals that the customers opting for the properties are the ones who rented sofas with the company before the grew to the level they are at currently. Now that these customers are earning more and prefer better services, they seek upscale accommodation. That’s why Airbnb has, in the past year, had a 60% increase in bookings that would set you back $1,000 or more a night, according to Chesky.

Before selecting the different property for consideration to the Luxe tier, different factors such as the home’s design, view, and location had to be considered. The activities at the property also go a long way in helping the guest have an idea of the area’s culture and way of life as well. At Castello di Vicarello in the Tuscan countryside, visitors can enjoy activities like hiking through 100 acres of land as well as helping local farmers with harvests.
To book for Luxe’s entry-level listings in the Caribbean, one has to part with $600 each night for the low season. The most expensive listing, on the other hand, would set you back $1M every week. At such an expensive price, however, you have four pools, 21 bedrooms, and a staff of 50 at your disposal.

The average listing, as quoted by Chesky is $2,000 a night for the Luxe tier, compared to the normal listings where one can find a listing as cheap as less than $20 each night. For customers who would wish to have the upmarket though not luxury home, $150 per night is what one would have to part with on an average basis.

The Luxe package also offers a trip designer, who helps the clients during their stay with things such as airport transfers, local tours, and more.
Rummy Pandit, of Lloyd D. Institute of gaming, however, thinks that it will still be a challenge for Airbnb to get credibility in the luxury travel sector even after offering such a package. He says that Airbnb has had a reputation of offering affordable packages, so the company should concentrate on building a track record in a new area.

Besides, Airbnb has to face competition from companies such as Oliver’s Travels and others. However, the increasing demand for vacation home rentals might favour Airbnb. Research by Skift shows that 2018 had rentals that included home rentals generating roughly $22.7 billion as revenue. Skift only expects the revenue to expand by 30% to approximately $30 billion this year.

The same can be said for the unique Experiences in equally numerous tourist destinations that we offer,” stated the representatives of Airbnb.

It further added that they now have as much as 70,000 listings in those regions, with the majority of them being in the United Arab Emirates. Up to 145,000 guests in the UAE were given accommodation alone last year. This figure is significant for it revealed a 63 percent increase in guests compared to the following year.

Experiences debuted in Dubai in 2017, and as much as 120 of locally hosted events, tours and other activities are now being offered in the city. This feature has since been made available in Egypt, Jordan, and Morocco as well, totalling to around 750 experiences being made available in MENA.

The regional manager for Africa and the Middle East, Hadi Moussa, shared his thoughts on the move, “Airbnb considers the Middle East and North Africa as one of its most vital regions so we are more than happy to finally make Arabic as an available language for users of the platform. The amount of Airbnb users booking accommodations in these regions have remained consistent and are still growing since the company’s launch ten years ago.

Crack down on Airbnb in Ireland from June

New rules on short-term letting will come into effect for the residence of Ireland from 1st June 2019 help bring properties back on to the long term rental market.

From the start of June the new regulation will have the following effects for hosts in areas deemed to have high housing demand:

  • No letting of second properties on short-term lets
  • Homeowners will be allowed to rent their property for a maximum of 90-days per calendar year similar to London.
  • Homeowners can only rent their place out for a maximum of 14 consecutive days.
  •  Hosts will now need to register properties with their local authority.
  • Properties can be rented out for longer with planning permission from the local authority.

Airbnb believes the new rules and regulations will have a huge impact on tourism and will be difficult to enforce.

It’s unclear as of yet what the potential fines might be, but it’s likely the first few fines will make examples of professional landlords creating an unsustainable market.

Ireland is the only location attempting to curb the rise of Airbnb properties, back in 2016 Amsterdam implemented a 60-day rule and Vancouver’s new rules saw Airbnb listing drop rapidly from over six thousand to just below four thousand listings.

London’s Mayor Calls for Registration System

London Town

The Mayor of London Sadiq Khan calls upon the UK Government to enforce a registration system that to all platform that helps all host comply to the current maximum night days of hosting.

Currently, only Homeaway and Airbnb help enforce the London regulation of 90-days short term rental in the capital. Airbnb was the first to apply this to their platform in an attempt to help short-term rentals sustainable.

Since 2015 the Government has capped short term rentals in the London at the maximum of 90 night per calendar year. Booking on Airbnb of 90-days or greater are not considered short-term stays per the 2015 Deregulation Act, these longer stays will not affect your short-term stay limits.

London is one of the most visit destinations in Europe and topped the charts being the most rented location for Airbnb apartment from July 2017 – 2018.

There are over 75,000 listings on short-term web sites with over 2 million guests staying in the capital.

The mayor is hopeful that a mandatory registration system similar to Barcelona’s implementation will help curb the number of illegal rentals.

Paris Seeks More Than $14 Million From Airbnb

First, the city of Paris warned Airbnb, and now it has taken action. It is now filing a lawsuit against Airbnb for 1000 illegal rental adverts. Paris claims that the rental website has been violating French laws that limit owners from renting out short-term apartment and properties using the sharing platform for more than 120 days in a year.

Last year, France passed a law that permits files of up to 12,500 Euros for every illegal posting. According to the law, each ad is required to have a registration number. This lawsuit could cost Airbnb more than 12.5 million euros, ($14 million) if the ads are to be considered illegal. Mayor Anne Hidalgo claims that the goal of filing this lawsuit is to send a “short across bows “for an unauthorized rental that undermines Paris neighbourhood.

Airbnb, on the other hand, claims that despite Paris being the second most destinations in terms of active rentals, the rules there are inefficient, disproportionate and in breach of European rule. Paris experiences more than 65,000 short-term listing and putting a limit, and restriction only hurts the city. Following this rule, Airbnb and other platform have been imposing an automated limit in cities where this rule applies. After the property has been booked for 120 nights, the calendar is blocked, and no more booking is made.

Critics of sharing platforms like Airbnb say that they bring unfair competition to hotels and ends up running some areas that are safe into sterile and tourist only zones. Creating this anti-social behaviour by the guest is not good for the market. Speaking to BBC News late last year, Airbnb spokesperson said that is it important for residents and community to benefit from an incredible record number of visitor in their cities. Founded in 2009, Airbnb allows people who want to rent part or their entire home to guests through their website.

Airbnb is Lending a Hand to Federal Employees

Federal Employees Shutdown

In light of the ongoing shutdown by the U.S government, home sharing platform Airbnb is launching an ‘a night on us’ initiative. In a recent blog post, Airbnb states that hundreds of federal workers have gone without paycheck even with increasing costs of daily experiences and commitment to other financial obligation. Out of the 60,000 hosts in New York, at least five percent of them are federal employees. Thus, the “night on us” initiative is aim is to recognize the contribution of these employees to the platform, by giving them extra cash as they wait for the next paychecks. As part of the incentive, Airbnb in a recent statement says that host who will have shared their homes for at least three nights between Dec 18, 2018, and March 19, 2019, will receive an extra night of up to $110.

Since the typical host makes $8,700 per year sharing their home through sharing platforms, Airbnb hopes to supplement the incomes of the employees who are already earning from their home sharing businesses.

Airbnb aim is to create a community which with the ability to address the emerging financial challenges, and to create a good future for the sharing economy. The platform continues to be the means by which people are making their homes, which often time, it the greatest financial burden and this initiative is a means to helping vacation renters their best way possible.

Individuals without home listing also have the potential to earn the extra cash by hosting experience through the platform. Airbnb, in addition to offering rentals for travellers, also has various activities booked through local hosts. 7 Reasons To Stay in An Airbnb vs A Hotel

Reasons to stay at and Airbnb

Airbnb, HomeAway and other home sharing platforms were founded on a very simple concept, to allow traveller find places they can stay for a fraction of a cheap hotel but with the convenience of a home away from home. While many people often love the housekeeping services that come from hotels, the apartment rental usually ends up being a win. If this isn’t enough motivation to stay in Airbnb, here are seven reasons you should stay at Airbnb or vacation rentals.

The convenience of travelling with Kids

Airbnb offers ample space and beds, something you may not get even from the most expensive hotel. Most hotels room, especially in Europe, doesn’t have space that allows one to travel with family. However, with an apartment rental from Airbnb, you can pick a place with enough bed, couch, and kitchen for the entire family; everyone gets to hang out, and you won’t have to beg for extra blankets.

Easy to get what you need

sauna

It is often hard to find your ideal hotel, but with Airbnb or HomeAway, you get to select a home of your liking regardless of where you came from, whether you need small space, large, one, saunas, fireplace, an apartment with a washing machine or just about everything you need. To many people, this flexibility is enough of a motivation to choose Airbnb over the most expensive hotel in town.

Uniqueness

With Airbnb, you get to say in different places, it could be a cave house, or a home with a hot tub, or with fireplaces. This is entirely unlike hotels, where they may be secure, and nicer at a glance, but are in most cases boring. While some may consider the boredom of a hotel as a perk, some regards it as a con.

The little perks

In many places, hosts have been known to provide some perks that you may not see on hotels. While this is not a requirement, some host often provides breakfast food or even welcome snacks. Some can also give you a tip about the best places in town like restaurants, and some may even make recommendations to the best restaurant. Your host is often invested in the quality of your trip, something you cannot find even from your best restaurants.

It’s easier to check in and out

Airbnb and other booking sites have made it easier for guest to check in and out of rentals. People consider these platforms as a treasure hunt. You don’t need to know the addresses of the apartment until a couple of days before your stay, and there is no need of knowing all the details of the rental. You won’t spend 30 minutes line like in hotels, all you need to do is book a rental unit, and get the keys from lockboxes. Today you don’t even need to meet the host; there even smart door locks where all you need is the direction of the rental and a secret code to the door.

You get to learn about other cultures

Every place you get to travel is different, and the only way you can learn about their culture is through Airbnb rentals. If you choose a hotel, you won’t see any difference between the experience in Cleveland and Istanbul or Tallinn especially if it’s a chain hotel. Everything is all the same; it’s the same company same rule and the same designs even in the toilet. On the other hand, if you stay in an apartment rental, everything is different in different places. You get to experience new things, at a less low price. Of course, if you want to have an apartment that looks like the previous one, it is your choice, but, if you don’t, you get to know different cultures.

Everyone gets to rate the other

Of course, you may come across some poor Airbnb rentals, but there are also some crappy hotels. The difference is, with Airbnb, you get to rate review the host, and you are also rated. Some of those who have rented Airbnb have reported their share of horror stories, but at least the host or the quest has the satisfaction of giving a bad rating. Airbnb host often has to do their best for a better rating, so chances are, everyone will be satisfied by the end of the stay.
